Services
Six service lines, each with a defined process and a written output at every stage. This is demo content for a fictional agency, but the structure is the one a real service page needs: what it does, how it runs, and what you get.
Service 01
Buying
Search, shortlist, view and negotiate with one agent who holds the whole picture.
Most buyers lose time in the same two places: viewing the wrong properties, and negotiating without knowing what the seller actually needs. Our buying service is built to remove both.
You are matched to a single agent for the whole search. They hold your brief, filter the market against it, and tell you plainly when a property does not fit — which is more often than not.
Process
- 1
Brief
A structured session to establish budget, area, and non-negotiables.
- 2
Shortlist
A curated list refreshed weekly, including off-market instructions where relevant.
- 3
Viewings
Accompanied viewings with written follow-up on each property.
- 4
Offer
Offer strategy based on the seller's position, not just the asking price.
- 5
Completion
Coordination with your solicitor and surveyor through to handover.
What you get
- One agent for the entire search
- Access to off-market instructions
- Written viewing reports
- Offer and negotiation strategy
Service 02
Selling
Preparation, pricing and marketing handled as one sequence rather than three.
The difference between a good sale and an average one is usually decided before the listing goes live. We spend the first two weeks on preparation: what to fix, what to leave, what to document, and what price the evidence actually supports.
Marketing follows from that work rather than replacing it.
Process
- 1
Appraisal
Evidence-based valuation with the comparables shown in full.
- 2
Preparation
A prioritised list of what is worth doing — and what is not.
- 3
Marketing
Photography, plan, copy and launch sequencing.
- 4
Viewings
Accompanied viewings with feedback reported within 24 hours.
- 5
Sale
Offer qualification, negotiation and progression to exchange.
What you get
- Comparables shown, not summarised
- Preparation plan before launch
- 24-hour viewing feedback
- Buyer qualification before offers are presented
Service 03
Lettings
Tenancy setup, compliance and management for landlords and tenants.
Our lettings desk handles just under four hundred units across the county, split between managed and let-only arrangements.
For landlords, the work is mostly risk management: referencing, compliance, and a maintenance route that does not depend on you answering the phone. For tenants, it is a clear tenancy and a named contact.
Process
- 1
Appraisal
Rental valuation with local yield and void-period evidence.
- 2
Compliance
Safety, deposit and documentation requirements checked before marketing.
- 3
Referencing
Applicant referencing and affordability assessment.
- 4
Tenancy
Agreement, inventory and handover.
- 5
Management
Optional full management with a single maintenance contact.
What you get
- Managed or let-only
- Compliance handled before launch
- Named contact for tenants and landlords
- Yield and void-period evidence
Service 04
Property Advisory
Portfolio strategy, hold periods and refurbishment sequencing.
Advisory clients are typically holding between three and thirty units and want a view that is longer than a single transaction.
We look at the portfolio as a whole: which assets are working, which are absorbing capital, what the realistic exit is for each, and in what order refurbishment should happen.
Process
- 1
Review
Asset-by-asset performance review against local benchmarks.
- 2
Strategy
Hold, improve or exit recommendation for each asset.
- 3
Sequencing
A refurbishment and disposal order that manages cashflow.
- 4
Execution
Delivery through our sales, lettings and management desks.
What you get
- Whole-portfolio view
- Independent hold/exit recommendations
- Cashflow-aware sequencing
- Single point of delivery
Service 05
Valuation
Evidence-led appraisal for sale, lettings, probate or planning.
A valuation is only as good as the comparables behind it, so we show them. Every appraisal we issue includes the transactions used, their adjustments, and the reasoning for each.
We provide valuations for sale and letting, and non-marketing appraisals for probate, matrimonial and planning purposes.
Process
- 1
Inspection
Full internal and external inspection with measurements.
- 2
Evidence
Comparable transactions assembled and adjusted.
- 3
Report
Written appraisal with the reasoning shown in full.
- 4
Review
A follow-up conversation to walk through the conclusions.
What you get
- Comparables disclosed in full
- Sale, letting and non-marketing appraisals
- Written report within three working days
- Follow-up review included
Service 06
Relocation
Area orientation, school guidance and search management for county arrivals.
Relocating buyers face a harder version of the same search: they are choosing an area before they have lived in one. Our relocation desk exists to shorten that gap.
We run orientation days across the six districts, maintain a school catchment reference, and manage the search remotely where the buyer cannot yet be here.
Process
- 1
Orientation
A guided day across the districts that fit your brief.
- 2
Shortlist
Remote-friendly shortlist with video walkthroughs.
- 3
Schools
Catchment guidance and admissions timelines.
- 4
Move
Coordination of tenancy or purchase, and arrival logistics.
What you get
- District orientation days
- Video walkthroughs for remote buyers
- School catchment guidance
- Arrival and handover coordination
